Decrease in the hypothecary rate has appeared illusion?


Several years ago at rates under rouble credits on the average in 18 % annual, the borrower could get more than sq. m. of habitation, than now at the average rate of 12 annual. Why there was such situation? The main reason – a lack of input of habitation. It is a complex problem. But it is connected not with the mortgage, and with absence of the necessary quantity of the platforms provided with an infrastructure, and also absence of technologies, absence of qualified personnel in building.

Order of 70 % of habitation is in high degree of deterioration. And actually cannot be object of pledge under the hypothecary credit. That volume of input of habitation which is now carried out – 45 million square metres – is not sufficient to solve a problem of persons included in a waiting list or wishing to buy apartment. These are opinions of experts.

The volume of input which will allow to solve housing problem, should be about 150 million square metres a year. Thus at us the government puts in the plan of 80 million metres by 2010. It will not give results, even at our demographic problem.
